The Tyrolean insurance company built a new headquarters in the heart of Innsbruck using local timber as a building material. As a system supplier, we delivered solid wood elements for this modern timber construction. The CLTPLUS and glulam solid timber components were installed within a period of 5 months. With the new headquarters building, Tiroler Versicherung is setting a pioneering example of ecological and sustainable construction. The site on the corner of Wilhelm-Greil-Straße and Gilmstraße in Innsbruck was expanded in terms of area in order to integrate forward-looking, energy-efficient and regional building materials with a minimised ecological footprint.

The timber hybrid construction method with 954 m³ of CLTPLUS wall and ceiling elements and 107 m³ of glulam significantly accelerated the construction process

These were prefabricated to exact dimensions using state-of-the-art joinery machines. “All connections, drill holes and milling, for example for the subsequent electrical installations, were prefabricated and worked in at the factory,” explains Christian Wolsegger, Sales Manager at THEURL. The solid components were finished in the factory to such an extent that they could be used quickly on the construction site – this explains the short construction time for timber constructions. A major advantage of building with timber, but not the only one.

Special features of this project

Precisely pre-planned loading of the individual elements is essential, especially for inner-city projects. This is the only way to meet tight construction schedules to the letter. The loading sequence of the individual components on the lorry is therefore crucial for rapid assembly on site. How does this work? With the software solution Load Space Optimisation (LRO), the truck can be loaded virtually in advance. This not only maximises truck capacity utilisation, but also takes into account the necessary assembly sequence.

Best practice for fire protection systems

As early as the planning phase, emphasis was placed on the challenges of installation openings in CLTPLUS wall and ceiling elements.

The proof of application for the selected fire penetration sealing systems was necessary for this. The solutions for the penetration sealing are presented below as a practical example. By involving the project partners at an early stage, it was possible to carry out fire tests specifically for this purpose.

In the small-scale fire test, a CLTPLUS ceiling element with 140 mm 5-ply and a CLTPLUS wall element with 100 mm 3-ply were tested for combustible pipes, cable fire protection sleeves, fire damper, combi bulkhead fire protection mortar and socket outlet insulation.

Test result: all test specimens withstood the test for over 90 minutes. During this test, the sensors were also inserted into the ceiling to determine the burn-off rate. The result: the test was completed after 102 minutes and a temperature of 2° was measured on the surface of sensor 11.
