Residential complex for Bosch in Wernau

If structural components are as aesthetically pleasing and cosy as the CLTPLUS elements from THEURL – why not leave the surfaces visible? This is exactly what the architects from BANKWITZ beraten planen bauen decided to do in their recently completed project for Bosch Wohnungsverwaltungsgesellschaft mbh & Co KG.

Lots of wood for a perfect feel-good climate

The basement and garden storeys adjacent to the ground and the stairwells of the four buildings, including the ceilings, were constructed in reinforced concrete, which was left visible on the inside, while all the ceilings, exterior and interior walls above were constructed using timber frame construction. THEURL supplied around 440 m³ of CLTPLUS panels for the construction of the floor slabs of the four buildings.

Solution approach

A special feature of the construction project was the need to machine the top and bottom faces of the ceiling elements in the factory. Some of the openings and drill holes in the ceiling elements also had different sizes, which required particularly precise and customised planning. An additional challenge: the different ceiling divisions between the ground floor and upper floor.

Result

The four-storey wings – two with nine and two with eleven residential units – were realised step by step: Building 1 was built first, followed by buildings 4, 2 and 3, whereby building 1 and building 4 as well as building 2 and building 3 have the same floor plans, which were simply mirrored. The interior fit-out was carried out accordingly using lean management – in other words, each trade realised each floor plan twice.
