Residential complex for Hallein-Burgfried, phase 2

Housing construction, Salzburg

As the South Tyrolean housing estate in the Burgfried district of Hallein, built in the 1940s, could no longer meet current living standards and refurbishment proved too expensive and complicated, the municipality of Hallein decided to carry out a complete renovation in three stages. Redensification carried out in this process, based on the development concept of the Salzburg architectural firm Scheithauer, provides for 130 residential units in the same place as the previous 62 – including an underground car park and communal areas.

67 flats in timber construction

The concept was created by cs-Architekten.

The first construction phase was launched in 2019 under the motto “age-appropriate living”, and in 2020 the go-ahead was given for the second construction phase, which comprises five buildings with 67 flats in timber construction. The planners seized the opportunity to realise a timber housing project as part of subsidised housing construction in Salzburg – something that had never been done before.

Solution approach

Clear orthogonal structures characterise the consistent hybrid timber construction, just as the use of materials is intended to reflect a new urbanity. The architects opted for a timber frame construction for the load-bearing exterior walls, while the load-bearing interior walls and ceilings were builting using plywood elements from THEURL.

Result

While cs architects had specified the external dimensions of the ceilings, THEURL’s joinery team ensured that the individual panels were cut as waste-optimised as possible. Electrical installations, milling and outlets for installations were coordinated with the respective trades and also incorporated by THEURL.

Innovative timber construction

In terms of concept, space utilisation, materials and implementation, the second construction phase of the Hallein-Burgfried residential complex thus serves as a showcase project and benchmark for sustainably designed residential buildings in timber construction in Salzburg and beyond.
