Waldhof Rotkreuz development

The developers decided to construct the last of four phases of the Lindematt neighbourhood in Rotkreuz in timber, resulting in five apartment buildings with fifty rental flats, five owner-occupied flats and commercial premises. For many reasons, healthy living with wood as a building material is highly accepted by the population and offers tenants a cosy living environment from the very first hour. The developers were convinced of this, as all the flats were already let before completion.

Solution approach

The basement floors, the stairwell core and the lift shaft are a solid timber construction. From the ground floor upwards, the buildings consist of timber system construction with timber-concrete composite ceilings.  CLTPLUS ceiling elements from THEURL were used.

Result

A total of 1,050 m³ was delivered directly to the customer’s factory or construction site. Precise coordination of details between THEURL’s technical timber construction team and the customer was also required for the many construction phases. This was the only way to ensure smooth project workflow and just-in-time delivery to the construction site.

Wood-concrete composite ceilings made from CLTPLUS

Another special feature of this project are the timber-concrete composite ceilings, which were installed from the ground floor upwards. The factory produced ceiling elements with shear connectors were reinforced with concrete directly on the construction site. The concrete is mainly subjected to compression and the timber to tension. The main advantages over a conventional reinforced concrete ceiling are the shorter construction time, the untreated soffit quality of the CLTPLUS ceiling elements and the low load due to self-weight.
