At Vienna International Airport, the “Leonardo Smart Vienna Airport” is a visionary large-scale project that sets new standards in international timber construction. Developed by the MAMMA Group and designed by BKK-3 Architektur, Europe’s largest timber hotel, with a total of 510 rooms, has been realised here.

Thinking sustainably. Building the future.

At the heart of this project lies a consistently sustainable approach: the timber-hybrid construction method combines the advantages of natural building materials with modern engineering. Around 4,000 m³ CLTPLUS from THEURL form the load-bearing structure and ensure an excellent environmental footprint. The BSP ceilings are deliberately left exposed, lending the interiors a warm, natural atmosphere with architectural character. The concept is complemented by a sustainable heating and cooling system that meets the building’s energy requirements efficiently and with a view to the future. The aim of achieving ÖGNI Gold certification underlines the high standards set for environmental sustainability and resource conservation.

Optimised logistics. Minimised construction time.

A key factor in our success lies in our precisely coordinated logistics and the high degree of prefabrication: all components are designed so that they can be delivered efficiently without the need for special transport and assembled immediately. The precisely dimensioned ceiling elements, measuring 3 × 14 metres, play a crucial role in this: a well-thought-out dimension that not only simplifies transport but also defines the standard room size of 3 × 6 metres. This intelligent planning reduces emissions, optimises on-site processes and, at the same time, enables an exceptional rate of construction. As a result, the timber shell assembly was completed in just around three months, whilst the building rose at a rate of two storeys per week.

The result was a project that impressively demonstrates just how capable modern timber construction is today: sustainable, efficient and on a scale that sets new standards worldwide.
