The “Am Mühlebach” residential project in Rudolfstetten/CH combines the best of two worlds of building materials. In quick succession, 28 residential units in timber construction were installed on a solid ground floor base. A residential and commercial building with 28 rental flats is being built in the catchment area of Zurich, right next to the railway station and in the restructured village centre of Rudolfstetten. The residential units occupy the upper floors. The building has around 200 square metres of service space on the ground floor.

The square cube with seven storeys of prefabricated timber construction elements is erected on the concrete ground floor.

The concrete access core serves as a bracing element, which also houses a lift shaft in addition to the stairwell. The pre-treated, rear-ventilated timber façade is vertically structured. The wood was pressure-impregnated in a clear colour and treated with weathering glaze. THEURL supplied around 308 m³ of ceiling elements made from CLTPLUS for this project.

Serial floor plans

Four flats, each with 2.5 rooms, are grouped around the core on each floor. In the floor plan design, the designers perfectly utilise the advantages of modular and serial construction. The ceiling elements made of CLTPLUS lend the living spaces a cosy atmosphere thanks to the high-quality exposed timber ceilings. The building also benefits from the high precision of the prefabrication in terms of energy efficiency. The building easily achieved the Minergie standard, a protected Swiss trademark for sustainable construction.

Solution approach

The seven storeys of timber construction were erected quickly. While the carpenters needed a whole week to assemble the first floor, two floors were installed in each of the following weeks. The 7th floor and the roof were completed in the fourth week of assembly. The floor slabs have a component thickness of 140 mm, the underside is finished in visible quality.

Result

Panels with a thickness of 220 mm were also used for the roof elements. One lorry load of CLTPLUS ceiling elements rolled from the Theurl plant in Steinfeld to Switzerland for each floor. With a total of seven lorry loads, the entire material was always delivered to the construction site in time for the installation date.
