The international hotel chain B&B Hotels realised a multi-storey hotel building with a total of over 400 rooms on the island of Tronchetto in Venice and deliberately opted for a climate-friendly construction method using CLTPLUS and BSH.

A new B&B hotel in Venice

The Venezia Laguna B&B HOTEL on the island of Tronchetto in Venice is one of the largest B&B hotels in the whole of Italy. It is also the last hotel that was ever allowed to be built in Venice.

Particular attention was paid to climate-friendly and sustainable construction: Large parts of the building were realised in modern timber construction with CLTPLUS and BSH. Timber was the ideal choice for the sensitive island location in particular, as the building material is ideally suited to the special structural requirements in Venice thanks to its low self-weight.

The hotel has more than 400 rooms in various categories as well as modern lounge and catering areas. The concept of sustainability runs through the entire project, including charging stations for electric cars.

Efficient logistics thanks to loading space optimisation

The special logistical challenges posed by the island location were solved with a detailed logistics concept. The project lead time was short and the construction site on Tronchetto required just-in-time delivery due to the lack of space. In detail, this meant that the delivery time slots for over 100 lorries were planned precisely. The special transports were unloaded in the early hours of the morning, as deliveries could only be made at night due to the wide load of 3.25 metres. Our loading space optimisation (LRO) tool was used to virtually create and determine the correct sequence of the individual components in advance. This enabled smooth unloading on site.

A high degree of prefabrication and dry construction methods enable short construction times, reduce overall costs and achieve earlier commissioning. Precisely manufactured elements also ensure efficient and precise assembly on the construction site.

Sustainability

CLTPLUS and glulam reduce the ecological footprint of the building and store CO₂ in the structure in the long term. They therefore make an important contribution to sustainable and resource-efficient construction.

Indoor climate & comfort

Wood naturally regulates humidity and creates a pleasant indoor climate. At the same time, optimised wall and ceiling systems ensure a high level of sound insulation and more peace and quiet for guests.

Aesthetics & atmosphere

Visible wood surfaces give the building a high-quality, natural look. The warm radiance of the material creates a special atmosphere and enhances the quality of stay in the hotel.

The Venezia Laguna B&B HOTEL serves as a showcase project for how sustainable timber construction, precise planning and modern architecture can successfully interact even in large-scale projects.
