'Im Zelg' project

An environmentally aware neighbourhood development is being built on Zelgstrasse in Uster in the canton of Zurich. With five residential buildings and a total of 164 rental flats in timber construction, this site will combine modern living with the raw material wood. The CLTPLUS solid timber product is being used for the ceiling elements.

The first residential building

The conditions for the first residential building have been created. The basement and stairwell are being built using prefabricated concrete elements to significantly reduce the construction time. A total of 691 m³ of CLTPLUS ceiling elements will be delivered for the storey ceilings from April to the end of June, with a weather protection film attached in the factory for the 4th floor. This protects the components from moisture on the construction site.  The company’s own swap-body trailers are used to solve the logistical challenge and to ensure that the 155 components are delivered to the construction site just in time.

The outdoor area combines modern living with a lifestyle close to nature.

A special feature of Zelgstrasse is the sponge city principle. If the root system can develop properly, a tree functions like a sponge. Instead of simply channelling and draining water masses caused by heavy rain or flooding, the trees can absorb and store them locally.

Solution approach

The new design by Rhomberg Bau AG has resulted in a concept for five buildings with environmentally friendly construction methods and future-orientated technologies. Regarding the timber construction, the aim was to use a system that structurally allows a two-way slab timber construction method. This challenge can be met with our key technology TS3.

Result

The end face joint seal creates frame structures without joists. A primer and assembly sealing tape are attached to the CLTPLUS ceiling element in the THEURL factory. The joints are filled on site. The advantage of this application: flexible and point-supported floor slabs are created without fasteners and bonding pressure.
