Tivoligasse in Vienna’s 12th district of Meidling is a successful example of how urbanisation and green space do not necessarily have to be mutually exclusive: The team from the local studio Freimüller Söllinger Architektur designed an ensemble of four loosely positioned buildings on a green deck for the client Palmers Immobilien. In an inner-city location, 103 flats, a supermarket, a bicycle garage, a comunal room, an underground car park and an open space deck could thus be realised.

Green oasis in an urban environment

In the spirit of redensification, an attractive residential environment was created based on a balanced mix of function and open space for residents and neighbours. The basis of the neighbourhood, designed as a timber construction, is formed by the solid plinth, which accommodates the supermarket that already existed on the site, along with the associated parking spaces – formerly an inner-city space waster, today a pioneering prime example of the potential that still lies dormant in our urban spaces.

In order to respectfully integrate the new volume into the existing structures, the architects favoured an airy design for the building structures.

On the upper levels, the residential buildings develop into a green deck with playfully positioned wooden superstructures. The result is a site-specific ensemble that creates a sense of identity and yet is considerate of the existing visual axes of the neighbouring buildings: the structures were deliberately rotated slightly into one another in order to preserve corridors of transparency from west to east.

THEURL supplied 2,000 m³ of CLTPLUS elements for ceilings (visible quality) and walls (industrial quality) for each of the two five- and six-storey buildings, which corresponds to a total of 40 lorry loads.

Flexible timber structure with logistical precision

The centrepiece of the design is a flexibly designed timber structure that allows a wide range of options for the layout of the flats as well as free use and later adaptation within the axis setting. THEURL supplied 2,000 m³ of CLTPLUS elements for ceilings (visible quality) and walls (industrial quality) for each of the two five- and six-storey buildings, which corresponds to a total of 40 lorry loads. Access to the construction site was via a one-way street; due to the lack of parking space, all lorries had to be unloaded promptly.
